Strategic Move for Baltic Hub. MITGAR Enters CTPark Gdańsk Port

MITGAR Port Operation, one of the leaders in logistics services for the automotive sector at the Port of Gdańsk, is consistently expanding the scale of its operations in Pomerania. The company has leased more than 7,500 sq m of modern warehouse space at the CTPark Gdańsk Port complex. Querco Property acted as the leasing agent in the transaction.
“Acquiring space at CTPark Gdańsk Port is another strategic step in building MITGAR Port Operation’s strong position in the comprehensive logistics services market. As one of the leaders in handling automotive cargo at the Port of Gdańsk, we are continuously increasing our operational capabilities to provide importers with a full range of services – from the moment a vehicle is unloaded from a ship or container, through storage, customs clearance, inspection and vehicle preparation, to its distribution to a dealer or end customer,” said Aleksander Kliszczyk, President of the Management Board of MITGAR Port Operation.
Present on the Polish market since 2022, the operator already manages infrastructure covering a total area of nearly 40 hectares. This includes paved storage yards at the Gdańsk port and other key logistics hubs, facilities with direct access to quays and railway sidings, as well as a terminal within the Free Customs Zone. The new space at CTPark Gdańsk Port will be used to handle automotive shipments, carry out transhipment operations, as well as develop warehousing, fulfilment and dropshipping operations.
“The new warehouse will significantly increase our capabilities in handling warehousing and transhipment operations, including storage, cross-docking and the handling of FCL, LCL and LTL cargo, while at the same time strengthening our facilities for the automotive sector. Combining the competencies of a port operator, warehouse space in the immediate vicinity of Baltic Hub, our own operational teams and transport facilities allows us to handle the entire supply chain within a single group. This is another stage of dynamic expansion and the consistent development of an organisation capable of taking on increasingly large and complex logistics projects” – Aleksander Kliszczyk added.
A key pillar of operations at the Gdańsk facility will be close synergy with E-packsend sp. z o.o. The company specialises in organising sea, road, air and rail transport, as well as e-commerce services. Combining the capabilities of the two entities will make it possible to offer the market a fully integrated model: from unloading from a ship and customs clearance, through storage and inventory management, to order fulfilment and delivery to the end recipient.
The CTP facility in Gdańsk will primarily be used for logistics operations, although in the future the tenant does not rule out launching production lines for the artificial intelligence sector. MITGAR Port Operation will move into the new hall as early as the third quarter of this year.

The attractiveness of the Gdańsk location is confirmed by its high level of commercialisation. Among the companies already conducting their operations here are BayWa r.e., Morska Agencja Gdynia, NEFAB Packaging Poland, Trichem Poland, MEP OSM Solutions and Uniq Logistic.
From the adviser’s perspective, it was important not only to find space that met MITGAR Port Operation’s current requirements, but also to take into account the company’s further development plans.

Achieving this objective required broader involvement than simply identifying available space.
“Our role went beyond selecting the right space – it also included identifying and mitigating risks, negotiating optimal transaction terms and adapting the facility to the Client’s specific operational requirements,” adds Marek Boczula, COO at Querco Property.
The CTPark Gdańsk Port complex was designed with companies connected with the maritime economy, the offshore sector and the TSL industry in mind. The developer has so far completed two buildings developed under the CTSpace formula (GPOR1 and GPOR2), which have received the prestigious BREEAM environmental certification at the Excellent level. In subsequent stages, the park is planned to be expanded with big-box facilities and flexible urban small business units (CTBox and CTFlex).
The Gdańsk investment forms part of CTP’s dynamic expansion on the Polish market. The developer is gradually expanding its property portfolio in further regions – examples include the launch of construction of CTPark Poznań Suchy Las in Greater Poland and its entry into the Kuyavian-Pomeranian Voivodeship with the CTPark Bydgoszcz project.
